Phil Claverie Jr., knows how to put the right pieces together to make deals happen. He quarterbacks all manner of transactions involving real estate, including loans backed by or to develop real property (representing both borrowers and lenders), as well as all phases of development projects.
Phil represents institutions making loans across the United States, including five of New Orleans’ major lenders. He also represents developers and business owners in development projects, land acquisitions, commercial leasing and other transactions. Working “on both sides of the ledger,” Phil brings a valuable perspective on what each side is looking for in a deal. As a result, he develops creative strategies that resolve obstacles to closing.
Experience
- Represented a national lender in negotiating and closing $400 million in syndicated construction loans to a student housing developer with projects throughout the United States.
- Assembled nearly 1,000 acres of land for an innovative modular LNG facility in Lake Charles, working with both small residential and large sophisticated landowners of 10-15 parcels to secure the necessary footprint.
- Developed a programmatic line-of-credit model that allowed a lender to provide efficient construction financing to a preferred developer of CVS stores as the business added locations throughout Texas and Louisiana.
- Helped a national food distributor acquire a facility as a first-time buyer in Louisiana. In addition to contract and title assistance, counselled the client on identifying potential properties, navigating municipal rules, negotiating government incentives and gaining approvals to re-subdivide the property.
- Represented a developer in all phases of the acquisition and financing of several locations for development as self-storage warehouses.
